The early days of growing this specie are very interesting, as they have some of the hardest seeds which exist, and they tend to be very temperamental when young. The edge of the seeds need to be bruised/sanded to help with the germination process. Even then, I usually soak my seeds in very hot water for at least 48 hours. Once covered with soil in a deep pot, I apply a fungicide, as some seeds have a tendency to rot. How long for germination is a debatable topic. I have had some up after a week, and many others have taken up to six months. Once growing, repot carefully as they do not enjoy being messed around. Jkw

I took care of one that had been donated to the local University and had grown in a SF front room for 20 years. It can be done.
Hayward Ca. 75-80f summers,60f winters.

I found them easy to germinate if the hard outer casing of seeds are sanded down and then the seeds soaked.

I just soaked them for 24 hours and sowed 5 seeds 3 weeks ago. 2 are
up so far.
