Aeonium arboreum problem

Hello,
I've noticed recently some black spots on my aeonium. Small black spots are on bottom leaves like on the photos below. Do you know what it could be? I'll be thankful for advise :)

I would say it is a fungal issue. However, it is definitely not A. arboreum or any arboreum subspecies. To me it looks like an A. ciliatum hybrid.
Growing in Zone 9b, Mediterranean climate.

Thanks for info. If it is a fungal issue what would be the best way to get rid of it? Also if I'd like to propagate it from side shoots, should I resolve the fungal problem first?

Could it be red spider mite? Are there tiny web-like coverings on the leaf undersides?

Nope, there are not. This is how the leaves look like underside.

I think Paul might be along the right lines there and that is arthropod damage (aphids or mites) that has happened, possibly when the leaves were younger. As they are aging you're seeing secondary infections and/or the simple dying off of damaged areas first. If you were in the UK I'd suggest a spray with RoseClear that treats insects and fungi but not up to date with treatments on your side of the pond.
